A Grade II listed building in Cheltenham’s historic Conservation Area has undergone a thoughtful transformation, turning an existing eight-flat scheme into a blend of modern convenience and heritage conservation. The project has successfully navigated the complexities of planning and listed building conditions, bringing the historic structure into the present while preserving its architectural integrity.
The four-storey building previously had an approved scheme for eight flats. The key to moving forward with the development involved addressing several planning and listed building conditions through several Discharge of Conditions Applications. These applications included detailed design specifications for materials, joinery, render, and the design of essential facilities such as bin and bike storage.
Key Features
- Restoration and Conservation: The project included comprehensive work on the building’s façade, roof, and windows. New railings and gate piers were also installed to enhance the building’s historical appearance.
- Fire Safety Enhancements: Improvements were made to the fire protection of the building, including the installation of internal fire separation between flats and an Automist fire suppression system to ensure safety.
- Acoustic Improvements: Given the restrictions on double or secondary glazing in listed buildings, significant enhancements were made to the acoustic separation between flats, addressing noise issues with upgraded party floors and walls.
- Waterproofing and Heating: Guardian waterproofing systems were employed for basement tanking, and the heating system was upgraded to improve energy efficiency and comfort.
Apex Architecture Ltd., appointed in the Autumn of 2020, led the project through RIBA Stages 1-4, covering planning and technical design packages, securing building regulation and final planning consent in the Spring of 2022. Construction was completed the following Spring in 2023. In addition to design work, the firm provided the Professional Consultants Certificate (PCC), with regular inspections conducted by their in-house Chartered Surveyor to ensure compliance with certification requirements.
The successful completion of this project represents a significant achievement in blending modern amenities with historical preservation, ensuring that the building remains a valuable asset to Cheltenham’s architectural heritage while meeting contemporary standards.
