The brief: To obtain planning consent and then deliver a technical design and drawing package for Building Regulations approval for a replacement dwelling.
Key features:

Traditional form with modern design. This property replaced the existing bungalow on the site.  The drainage considerations were significant, due to flooding risks and mitigation measures / evidence of the design / new dwelling location being above the predicted flood levels.

Our role:

Architectural design, Planning consent, Technical design service and drawing package and obtaining Building Regulations approval. The technical design package was detailed to permit a straightforward construction phase by the owners who constructed the build themselves (who are themselves professional Contractors). The collaborative approach undertaken with both the client and the various subconsultants, Engineers and Designers allowed for a smooth build process once works commenced on site.

Timeline: Apex appointed Spring 2011, Planning consent awarded in Autumn 2011, Building Regulations approval awarded in Winter 2011, Building works on site In winter 2011 and completed in Autumn 2013 (working on the build during evenings and weekends whilst working full time)
