The brief: The client had a previously approved scheme for this Grade 11 listed building of eight flats over four floors, which is located within a Conservation Area. We addressed the various planning and listed Building Conditions within several Discharge of Conditions Applications. Within these applications, details such as clarification on materials and joinery details to windows and doors were designed and provided, and render details were specified and detailed. Information on the bin/bike storage facilities was designed and provided. These pieces of further design led to a compressive planning position to allow the scheme to move forward into the technical design stage for the Building Regulations package.
Key features:
  • Restoration and conservation work to the building’s façade, roof, and windows and the installation of new railings and gate piers.
  • Improvement of the building’s fire protection with internal fire separation between flats and the installation of an Automist fire suppression system
  • Enhancement of the acoustic separation between flats (the party floor sand party walls) as being a listed building no double glazing or secondary glazing is permitted.
  • The installation of Guardian waterproofing for basement tanking and waterproofing. And upgrades to the heating system.
Our role:

RIBA stages 1-4 – Planning and technical design packages.

We also provided the Professional Consultants Certificate (PCC), where our in-house Chartered Surveyor carried out regular inspections as part of the provision of the Certification.
