The brief:
To obtain Planning Permission for a replacement dwelling, where previous applications had been rejected. We were tasked with producing designs for a new house, whilst overcoming some local planning restrictions which included issues around overlooking, relationship with neighbouring properties and the use of materials befitting of the local vernacular.
Key features:
A sloping site with picturesque views of the sea, and fishing harbour of Newlyn. A contemporary design, with a generous amount of glazing to take advantage of the local surroundings.
Our role:
To work closely with the Client and Planning Consultant, and produce the necessary drawing package and documents to support the submission of the detailed planning application. There had been some planning history on the site, and previous applications had been refused. We were aware that our design would need to address the concerns of overlooking and material choice, whilst taking advantage of the elevated position, and surrounding views.
Timeline:
Appointed Winter 2019, with full Planning Consent obtained in October 2020.
